How We Tackled It

Here’s how we handled it:
Identified all the affected areas – I checked beyond the obvious spots and found mold behind the toilet, along the caulking, and under the sink where water had been pooling.
Safely removed the surface-level mold – Using a hydrogen peroxide-based mold remover, I scrubbed away visible mold without spreading spores. I also applied a white vinegar and baking soda mixture to grout lines and problem areas to remove deep-set buildup.
Disinfected and prevented regrowth – After cleaning, I sprayed Concrobium Mold Control, a professional-grade solution that eliminates mold spores and creates a protective barrier to prevent future growth.
Cleared the clogged exhaust fan – I removed the dust buildup from the bathroom fan, which had been trapping humidity inside the room instead of pulling it out. Once it was clean, I tested it to ensure it was working properly and recommended the client dust it every few months to keep airflow unrestricted.
Improved ventilation and moisture control – I advised the client to run the exhaust fan for at least 20 minutes after every shower and, when possible, to crack a window for extra ventilation. Since they still had occasional moisture issues, I also suggested placing DampRid moisture absorbers in corners of the bathroom.
Recommended mold-resistant caulking – The mold had seeped into the old, deteriorating caulking around the tub and sink. I recommended replacing it with mold-resistant silicone caulk, which repels moisture and helps prevent future growth.
Encouraged regular deep cleaning – I advised the client to wipe down shower walls weekly with a vinegar-based cleaner and use a tea tree oil spray as a natural mold deterrent.
By the time we were done, the client was relieved—but also a little shaken. They had been breathing in these hidden mold spores every day without realizing it. They were grateful to have a cleaner, healthier home and immediately added “clean the exhaust fan” to their maintenance routine.
